We are a locally owned, Fully Licensed & insured, Florida staging studio working with homeowners, real estate agents, builders, and investors to present listings the way buyers want to see them.
Our approach
Staging is a marketing decision. Before a buyer ever walks through a door, they judge a listing from a handful of photographs on a phone screen. Our work is to make those images clear, warm, and easy to imagine living in.
Every project starts with the property: layout, light, view lines, and the buyer most likely to write the offer. From there we build a room-by-room plan, source the inventory, and install so the home reads as intentional and move-in ready.
We work with sellers who need a fast, clean launch, agents who need a dependable partner, and builders who need model homes that show the lifestyle behind the floor plan.

Nicole Phillips
Meet Nicole, the Owner and Lead Designer of The Staging Collective. As an experienced home renovator and a licensed Florida Realtor with Salt Harbor Real Estate Company, Nicole brings a rare dual perspective to the local property market. She doesn't just see a house for what it is—she sees exactly what it can become.
Nicole founded The Staging Collective after recognizing a distinct need for high-quality, reasonably priced home staging services in Nassau and Duval Counties. Because she understands the industry from both sides of the transaction, she knows exactly what triggers a buyer's emotional connection to a property. Her signature style combines a high-end aesthetic with clean lines and detailed craftsmanship, ensuring every room feels intentional and inviting.
Known for her polished service, meticulous attention to detail, and honest, down-to-earth communication, Nicole makes the staging and selling process feel seamless and empowering. Whether she is preparing a listing for the market or helping a buyer envision a property's hidden potential, her ultimate goal remains the same: to turn houses into homes that buyers fall in love with the moment they walk through the door.
When she isn't working, Nicole enjoys spending time with her 3 boys and significant other, playing with her Frenchies and going on Vacation to the North Carolina Mountains!
Patti Rosepiler
Patti brings over a decade of comprehensive real estate experience, with a background spanning residential sales, investing, architectural design, and master-level home staging. For the past six years, she has dedicated herself full-time to total home renovations and premium staging on Amelia Island.
Patti partnered with Nicole through a shared passion for taking historic, forgotten properties and restoring them into beautifully curated homes. This vision birthed The Staging Collective. Patti’s signature staging aesthetic focuses on clean lines, elegant minimalist arrangements, and striking visual balance. Her designs strip away clutter to highlight a home's raw architectural beauty, maximizing natural light and defining spaces to ensure every property leaves a powerful, unforgettable first impression on buyers.
When she isn't transforming spaces, Patti loves immersing herself in nature—especially near the water—with her family.
